An experienced team and contractor relationships in your market ready for more work.
Long-term orientation
A willingness to build an investor relationship asset—not run a one-off raise.

SCALING A CUSTOM BUILD SERVICE · SCALING A DEVELOPMENT COMPANY
Shift your constraint.
Scaling a custom build service is not the same as scaling a development company. Scaling custom builds requires more client-service overhead, resulting in more requests and exceptions as volume rises. Scaling spec development requires a repeatable pipeline of acquisitions and ready access to capital to secure them. This lets your team repeat a thesis, stay on schedule, put more quality product into the market, and protect margins with less client-service overhead.

YOUR INVESTOR BOOK
A PRIVATELY OWNED CAPITAL RELATIONSHIP ASSET
Introducing your investor book: the asset that lasts.
An investor book is your organized network of potential capital partners: who understands your thesis, what they care about, how they qualify, when they may be ready, which opportunities fit, and what relationship history already exists. You own it. Every well-run project makes it more valuable.
Own the relationship
Your investor audience remains an asset of your development company.
Raise with context
Potential partners understand your thesis before a specific opportunity appears.
Improve readiness
You know who may fit, what they need, and how prepared the book is for a capital call.
Create optionality
The same relationship engine can support project-specific SPVs or a future fund.

HOW WE WORK
We build. You own.
The investor book stays with the company. MOUND can hand it off or remain as an operating extension of the team.
We install the system and prepare a team to operate it.
MOUND complements the team as an operating extension of the capital formation function.
We maintain approved workflows alongside advisers and regulated partners for capital calls and ongoing investor relations.
CAPITAL STACK ADVISORY
Plan the capital stack behind repeatable development.
We help you plan how acquisition capital, sponsor equity, investor equity, and construction financing work together—so one project does not consume the capital required for the next deal.
Project execution
External equity capital
Developer contribution
Land, deposits, and early costs
COMPLIANCE BUILT INTO THE PROCESS
Compliance is built into the formation process.
We develop the offering and investor infrastructure in coordination with qualified securities counsel and the appropriate financial and compliance professionals. That coordination is part of the capability—not something left for your team to assemble afterward.
MOUND does not provide legal, tax, or investment advice; act as a broker-dealer; accept investor funds; or guarantee financing or investment outcomes. The $200M+ figure reflects aggregate development activity associated with an established private builder education and programming community managed by MOUND's principal. It does not represent capital raised by MOUND or a guarantee of future results.
COMMON QUESTIONS
Understand the asset before choosing the vehicle.
Are you raising a fund?+
Not yet. The first objective is to build your privately owned investor book. That relationship asset can prepare you to raise capital through deal-specific SPVs or, once your strategy and track record warrant it, through a fund. We generally recommend beginning with deal-specific SPVs and evaluating fund formation case by case with qualified counsel.
What is an investor book?+
It is the organized, privately owned record of your potential capital partners—their relationship history, interests, readiness, qualification status, project fit, and communication context. It turns investor relationships into an enduring company asset.
What is the difference between an SPV and a fund?+
Both can draw from the same investor book, but they are legally and operationally different structures. A deal-specific SPV raises capital for one opportunity. A fund pools capital around a broader strategy, typically after the sponsor has established a repeatable track record.
Who owns the investor book?+
You do. MOUND helps you build the system, data structure, qualification process, and operating workflows around a relationship asset your development company owns.
Does MOUND raise capital for us?+
MOUND builds and operates capital formation infrastructure. MOUND coordinates the relevant workflows with securities counsel, registered broker-dealers when required, fund administrators, lenders, and other regulated professionals, so the activities within their respective roles are handled through the appropriate legal and regulatory channels.
